How it works

Four steps, no surprises.

We let you know what's happening at each stage — by phone or email, in plain English.

    Engage early

    Send the contract — or let us know you're thinking about an offer. We review the Section 32 and Contract of Sale before you sign, while you still have leverage.

  2. 02

    Verification + paperwork

    Verification of Identity (compulsory in Victoria since 9 November 2015), the digital duties form lodged with the State Revenue Office, transfer documents prepared.

  3. 03

    Coordinate the moving parts

    Lender, agent, vendor's rep, council, water authority. We chase the searches, the rate notices, and the discharge of any existing mortgage.

  4. 04

    Settle in PEXA

    On the settlement date, the digital workspace settles the matter. Funds clear. Title transfers. We notify the rating bodies. Keys exchange.

Do I actually need a conveyancer?
Technically no — Victoria lets you do your own conveyancing. Realistically? It's like representing yourself in court. Possible. Inadvisable.
Conveyancer or solicitor — what's the difference?
Licensed conveyancers (Conveyancers Act 2006 Vic) are property specialists. Solicitors are generalists. For a standard purchase or sale, a conveyancer is the right call.
How long until settlement?
Usually 30, 60, or 90 days — set in the contract. PEXA settlements happen on the booked date in a digital workspace.
What's a Section 32, in plain English?
Victoria's Sale of Land Act forces sellers to disclose certain things — title, planning, outgoings, anything that limits use of the land. We read it carefully. Twice.

Got a contract on the way?

Send it through before you sign. We'll review the Section 32 and Contract of Sale and come back with a written summary — usually within one business day.
