The most useful conveyancing happens before you sign anything. Send us the contract and we'll review the Section 32, flag the clauses that matter, and tell you in plain English what you're agreeing to — usually within 24 hours.
What we do, in order
- 01 Pre-contract review: Section 32 + Contract of Sale, with a written summary
- 02 Verification of Identity (compulsory in Vic from 9 November 2015)
- 03 State Revenue Office digital duties form lodged for stamp duty assessment
- 04 Title and statutory searches: rates, water, planning, owners corporation
- 05 Liaise with your lender on settlement date and funding
- 06 Statement of adjustments + payee directions prepared
- 07 Settle in PEXA. Notify the council and water authority. Keys.
What's included in our fee

- Stamp duty calculation, including any concession you're eligible for
- PEXA settlement coordination with all parties
- Lodgement of Notice of Acquisition with rating bodies
02 — Selling
Selling a property.
Vendor Statement drafted carefully. Section 27 timed properly.
A clean Vendor Statement keeps the matter on track and the agent calm. We draft it properly, time the Section 27 Deposit Release once the contract is unconditional, and keep your agent and the buyer's representative moving toward a fixed settlement date.
What we do, in order
- 01 Draft Section 32 Vendor Statement and Contract of Sale
- 02 Section 27 Deposit Release Statement timed once the contract is unconditional
- 03 Verification of Identity (compulsory)
- 04 All documents to your real estate agent
- 05 Coordinate with your lender on the discharge of any existing mortgage
- 06 Review statement of adjustments and direct payee proceeds
- 07 Settle in PEXA. Lodge Notice of Disposition. Funds delivered.

03 — Everything else

Conveyancing covers more than buying and selling.
